Columbus Water Damage GuideNotes for wet basements and leaks

COLUMBUS GUIDE

When Columbus water damage cannot wait

A damp corner every March is a maintenance conversation. Water rising over stored belongings, sewage at the floor drain, or a ceiling about to fail is not.

Basements and electricity

Do not walk into a basement to move boxes if the water is above the outlets or you can hear arcing. If you can shut the main breaker off from a dry location, that is worth doing; if the only path is through the water, wait for the fire department or the utility. Sewage at a floor drain means stay out. Children do not go down to look.

Ceilings

Older plaster in German Village, Victorian Village, and parts of Clintonville can hold water and then drop. Leave the room if the ceiling is sagging. A supply-line leak on an upper floor is a reason to close the main if the valve is on a dry floor. Do not open the ceiling to help it drain.

Say the height and the source

Ankle deep at the floor drain, a trickle at the cove joint, or water pouring from a heater pan are different jobs. Mention whether the sump is running, silent, or absent. Name the place: Columbus, Upper Arlington, Worthington, Westerville, Dublin, Grove City, Hilliard, Gahanna, Reynoldsburg, or another Franklin County community. Permit and sewer arrangements are not identical.

Photos from the stairs

If it is safe to stand on the stairs, photograph the waterline. That line is the fact an adjuster and a crew will both ask about. Then leave the basement alone until the power and the water are under control.

Sewage at the floor drain is a different job from a supply-line break. The sewage backup guide covers why that water is not a mop task. If a heater or hose let go, the supply-line notes pick up after you are out of the water. The first-hour checklist is the short sequence when water is still moving.

QUICK ANSWERS

Questions during a wet emergency

Should I walk into a flooded Columbus basement to flip the breaker?

No, if the only path is through standing water. Shut power off only from a dry location. Otherwise wait for the fire department or the utility.

When is a wet ceiling an emergency in an older Columbus house?

When the plaster or drywall is sagging, dripping fast, or you can hear water moving above it. German Village, Victorian Village, and parts of Clintonville have plaster that can hold water and then drop. Leave the room.

What should I tell the first person I call?

How high the water is, whether it is still rising, whether you see sewage, whether the sump is running, and which Franklin County community the house is in.

Is sewage at the floor drain the same as a burst supply line?

No. Sewage is a stay-out situation. A supply line is still dangerous around power, but it is a different cleanup. Do not describe one as the other.

Can I photograph the waterline?

Yes, if you can do it from dry stairs without standing in water. That photo is the fact a crew and an adjuster will both ask about. Do not wade in for a closer angle.
